Community Infrastructure Levy on private home in Camden

We were able to save the client approx £180,000 by identifying opportunities to mitigate their CIL liability



This client was referred to us via their architect, initially to advise on reduced rate VAT but subsequently to prepare and process their Community Infrastructure Levy (CIL) application and explore any project opportunities to reduce or mitigate the CIL liability on this large residential redevelopment involving conversion of the former garage into self-contained studio and significant basement extension of the existing dwelling to provide a gymnasium, music studio and cinema room. Further extension at ground and first floor increased the kitchen/breakfast room and provided a luxury master en-suite with separate dressing room.


E³ Consulting highlighted that large residential property extensions (over 320m²) in this location would attract CIL at £500/m² under London Borough of Camden, plus a further element of ‘Mayoral CIL’ at the rate of £50/m² resulting in potential CIL liability of approx. £180,000.

  • CIL reduced to Nil, saving approx. £180,000
